We collect information you provide directly to us when you use Yuki Bird property management services or sign up for SMS notifications:

- Contact information: Mobile phone number, mailing address associated with your property
- Property information: Property address, access preferences, guest information you provide through the Yuki Bird system
- Communication data: SMS messages sent to and from the Yuki Bird number, timestamps, delivery status
- Device and usage data: IP address, browser type, pages visited on surreystreet.ai, time and date of visits
2. How we use your information
We use the information we collect to:
- Deliver SMS property notifications you have opted in to receive
- Operate and improve the Yuki Bird property management service
- Communicate with you about your property, guests, and service updates
- Respond to your requests, questions, and support needs
- Comply with legal obligations
- Detect and prevent fraud or unauthorized access
We do not use your information for automated decision-making that produces legal effects without human oversight.
3. SMS messaging program
Surreystreet AI operates an SMS notification program on behalf of Yuki Bird Properties. By opting in, you agree to receive recurring automated text messages related to your property management service, including:
- Security and access alerts (doorbell events, motion detection, lock activity)
- Guest communication relays
- Property maintenance and status updates
- Responses to your inbound SMS queries
Message frequency: Varies based on property activity. Typically 2–10 messages per week.
Charges: Message and data rates may apply. Contact your wireless carrier for details.
To opt out: Reply STOP to any message at any time. You will receive one final confirmation and no further messages.

Consent to receive SMS messages is not a condition of purchasing any property management service. Opting out will not affect your ability to use Yuki Bird services through other channels.
4. Sharing your information
We do not sell your personal information. We may share your information with:
- Twilio Inc.: Our SMS delivery provider, bound by data processing agreements.
- Supabase Inc.: Our database provider for storing session and property data, bound by data processing agreements.
- Anthropic PBC: We use Claude AI to process and respond to inbound messages. Message content may be processed by Anthropic's systems.
- Yuki Bird Properties: As the property management entity on whose behalf we operate.
- Legal requirements: When required by law, court order, or to protect the safety of persons or property.
5. Data retention
- SMS opt-in consent records: 4 years (required for TCPA compliance)
- Message logs: 12 months rolling
- Account and property information: Duration of service relationship plus 2 years
- Opt-out records: Indefinitely, to honor your opt-out preference
6. Your rights
All users

California residents (CCPA)
If you are a California resident, you have additional rights under the California Consumer Privacy Act:
- Right to know: Request disclosure of the categories and specific pieces of personal information we have collected about you.

- Right to opt out of sale: We do not sell personal information. No action is required.
